A. Pre-construction Steps (Phase – I)

The pre-construction step in the building construction process includes issues like plot hiring, planting, contractor, budget, consultation hiring, design process, etc.

1. Acquire Land

  • This step is considered to be an important step in building construction. The location of the corresponding building is selected for the purposes required for building construction. All the desired facilities available nearby are considered while selecting the land. It should be free from any land-related problems.
  • Before buying land or a plot, collect all the data about the land of that place or get information by doing online research about that land. Also, get information about the effective value of that land with the help of real estate agents or other individuals

2. Seek Technical/Consultant

A qualified architect is hired to design the building when the site for it has been chosen. After talking and consulting with him, make plans based on the number of apartments, your demands, the building's requirements, and your budget.
Subsequently, the structural engineer and the architect will talk about various structural components needed for building construction. These include foundation depth, structural engineering, foundation size, and the size of the structural element's component elements.

3. Design Process

Whenever necessary, make a basic list for your house before you meet with an architect. Throughout this process, several areas of your house will be covered. Draw a basic layout of your living room, bedroom, guest room, hallway, kitchen, bathroom and other spaces as needed. Place stairs, carports, gardens, landscaping, and other features in your plot in accordance with your needs.

4. Preparing Estimate and Budget


Materials and finances are used in building construction for a number of reasons. The building estimator is then handed the architect's design blueprint and the structural engineer's prepared structural details.
The Building Estimator creates an Excel sheet that displays the expected cost of building construction by estimating the quantity of material needed for the various building elements and the number of different pieces of work.

5. Building Permits

Obtaining government approval to carry out the project is crucial for the construction of buildings.
Several boards have given their approval for the plan and documentation created for the project's execution to be implemented. These several boards include pollution control, airport authority, and municipal.
Obtaining the necessary paperwork is done before submitting a building permit application. States may differ in the information contained within, although some documents are typically needed for the construction of every building.

6. Approach a Contractor


The building is being constructed by an experienced contractor, who will ensure that the structure's overall quality is maintained. The building's construction should be finished by the contractor in the allotted period.
The constructor is required to pre-inspect the finished product before assigning tasks. Additionally, the builder's contract document needs to explicitly express the pertinent specification for the work.
According to the terms of the contract and the specifics of the work, expenses are paid. The document should include information on the building's layout as well as the specifics of the work. Prior to the builder signing the contract, you should review its contents



7. Building Warranty Period


From the time the project begins until it is finished and turned over to the building owner, the builder will be solely liable for it. The project's warranty period is detailed in the paperwork.
The builder shall bear the cost of fixing any flaws discovered in the building that the builder created during this guarantee term.
 
The manufacturers and suppliers of the building's appliances and materials provide warranties.

B. Building Construction Step (Phase – II)


Any building construction process's second stage is when tasks like site preparation, execution, bricklaying, plastering, and so on are completed.
The following procedures are followed when constructing any kind of building.

2. Excavation and PCC


As indicated by the sketch, the foundation for the building is dug out to the necessary depth. Soil excavation is done with the help of excavation machinery. Before inserting reinforcements into the foundation's excavated area, a layer of PCC (plain cement concrete) is put in accordance with the plan.


3. Foundation



The base of the building's structure is known as the foundation. via which the building's gravitational load is transferred to the earth. The architect's plan serves as the basis for completing the foundation construction. The plan specifies the foundation's dimensions, type, depth, width, and length, among other details.

4. Plinth Beam or Slab


Following the completion of the building's foundation, the plinth beam is prepared and reinforcement is installed in accordance with the plan for the plinth beam.
The plinth beam is appropriately shuttered before the concrete is poured. Soil is added to the vacant space between the foundation and the plinth beam after the masonry work on the prepared beam is completed in accordance with the plan.

5. Superstructure Column and Beam


The superstructure of the building is located above the plinth level. The primary structural elements of a superstructure are columns and beams. Depending on how the building is designed, the columns are concreted at the bottom of the slab's beam. In this sense, building construction prepares the frame.


6. Brick Masonry Work


According to the building's working drawing, masonry construction is initiated once the beam and column framework is finished, using materials like fly ash bricks, concrete blocks, bricks, etc.
Cement mortar is mixed according to the right specifications when performing masonry construction. The proportions of sand and cement are correct. A gap for windows and doors is maintained throughout masonry work, per the building's working drawing.

7. Lintel Over Door Window


  • According to the workings drawing, lintels are built over windows & doors in masonry work. Masonry work is done on the lintel.

8. Floor Slab or Roof Structure


Formwork is initiated in order to construct slabs in accordance with the building's column and beam designs. The slab reinforcement is positioned in accordance with the structural detail drawing above the slab formwork.

9. Plastering


The building's designs state that the plastering process begins once the first plumbing and electrical work for lighting and HVAC is finished. Plastic in the internal wall can be as thick as 20 mm, but cement plaster is typically used for ceilings that are 12 mm thick.

Following the completion of the brickwork, plastering is done for the following reasons.

         Plaster can provide the building's surface a strong, smooth finish.
 
          The plaster can be shielded from the elements outside.
 
                Plaster provides the structure a modern appearance.


10. Door and Window Framing and Fixations

  • Then, the door & window frames are fixed to the exact position given in the working drawing.

11. Painting


  • After plaster and electrical work is completed, painting is done with an initial primer coat.

12. Electrical and Plumbing



  • Electrical pipes are installed in the walls & slabs as per the requirement of the point. They hide in the concrete of the slab. The end of the pipe & the point are left in front of the junction. Electric fitting is done by properly cleaning the junction box. The plumbing pipe can be terminated with a point fixture.

13. Woodwork and Fixture Fittings



By doing the preceding stages, nearly all of the building's construction is finished. Next, the choice is made for the bathroom door, internal door and main door. The house is furnished with the necessary kitchen furniture.
The procedure of finishing plumbing, electrical and switchboard fixtures in lavatory and kitchen areas is completed.


14. Boundary Wall


  • The building should be constructed according to the proper design of the compound walls after construction is completed.
